The basics

Who is Construction Finance Online for?

Australian builders, tradies, subcontractors and small building companies, plus property owners doing small builds such as houses, duplexes, townhouses, 2 to 4 lot subdivisions and small commercial buildings.

What can I use the money for?

Build costs, finishing a build, buying land, building materials, tools and equipment, utes, wages, paying an ATO debt, covering late progress payments, bridging between deals and general working capital.

How much can I borrow?

From $20,000 to $5 million. Property secured loans depend on your equity. Unsecured cash flow loans are sized to your business turnover.

Do you fund big developments?

No. We focus on small builds and the businesses doing the work. We don't fund high-rise towers or large developments.

Are the loans for personal use?

No. Our loans are for business and investment purposes only.

Speed and approval

How fast can I be funded?

Property secured loans can be funded in as little as 24 hours once documents and any valuation are in. Some unsecured cash flow loans are approved and funded within hours.

Can I get a loan with bad credit?

Often, yes. For property secured loans the equity and your plan to repay matter more than your credit score. Defaults, ATO debts and past credit problems are considered.

Do I need financials or tax returns?

Not for property secured loans. For unsecured cash flow loans we look at your recent business bank statements instead of tax returns.

I've got an ATO debt. Can you still help?

Yes. Paying out an ATO debt is one of the most common reasons tradies and builders use a fast second mortgage or cash flow loan.

Will enquiring affect my credit score?

No. Filling in the form and speaking with a lending specialist won't affect your credit score.

Security and costs

Do I need to own property?

No, but it helps. Property lets you borrow more, faster. Without property, businesses trading six months or more with an ABN can apply for an unsecured cash flow loan.

What property can I use as security?

Your home, an investment property, commercial property or land with equity, owned by you, your company or a guarantor. A second mortgage can sit behind your existing bank loan.

What's a caveat loan?

A caveat loan is a short term loan secured by lodging a caveat on your property title. We only write caveat loans in Victoria. In other states and territories we use a second mortgage instead.

What are your interest rates?

Every loan is priced on your circumstances: the security, amount, term and exit. We find the sharpest rate available for your situation and show you the full cost in writing before you sign.

How long are the loan terms?

Property secured loans are short term, typically 1 to 12 months. Unsecured cash flow loans are set to suit your turnover and cash flow.

Does it cost anything to apply?

No. It costs nothing to enquire or apply.

Need money on site fast?

One short form. A lending specialist calls you back. Enquiring won't affect your credit score.
